Overview

We have an exciting opportunity for a dynamic and experienced professional to join our team as the DIRECTOR OF WORKPLACE & REAL ESTATE. In this pivotal role, you will lead our global real estate and workplace strategy, ensuring that our work environments are innovative, efficient, and aligned with our company’s goals. Reporting directly to the Senior Vice President and Chief Human Resources Officer, you will oversee a team of three regional Senior Workplace Managers located in the United States, Europe, and Asia.

 

In this role you will lead the real estate strategy and create innovative workplace experiences for global footprint of 30+ locations and roughly 1 million square feet of office, distribution, engineering and manufactering locations.

Responsibilities

  • CRAFT AND EXECUTE STRATEGY: Develop and implement a comprehensive corporate real estate and workplace strategy, aligned with the organization’s culture, values and overall business strategy.
  • REAL ESTATE MANAGEMENT: Utilizing external consultants, manage the acquisition, disposition and leasing of real estate properties ensuring optimal utilization and cost effectiveness.
  • BUILD INDUSTRY RELATIONSHIPS: Develop and maintain relationships with real estate brokers, landlords and other industry professionals.
  • WORKPLACE TRENDS: Monitor and analyze real estate and workplace trends, such as hybrid, staying current on industry developments and technological advancements. Provide recommendations for adjustments as needed.
  • METRICS AND BENCHMARKING: Establish, monitor, and report on relevant metrics comparing the results against benchmark data of similar companies.
  • STAKEHOLDER PARTNERSHIP: Collaborate with internal stakeholders to ensure real estate and workplace decisions align with their respective requirements and the Company’s strategy
  • BUDGET MANAGEMENT: Manage the budget including forecasting, tracking expenses, and identifying cost-saving opportunities.
  • FACILITIES COMPLIANCE: Ensure compliance with local zoning laws, building codes, environmental regulations, etc.
  • WORKPLACE DESIGN: Utilizing external consultants when required, oversee the design, layout, and functionality of the workplace, ensuring it meets the needs of employees, enhances collaboration and productivity, and aligns with the Company’s standards.
  • CROSS-DEPARTMENTAL COORDINATION: Collaborate with the Infrastructure team (HR, IT, Finance, Legal) to integrate workplace initiatives with other organizational processes and systems.
  • POLICY DEVELOPMENT: Develop and implement workplace policies and guidelines, ensuring compliance with health, safety, and environmental regulations.
  • CHANGE MANAGEMENT: Lead change management initiatives related to workplace design and practices, ensuring seamless transitions for employees. Foster a positive workplace culture by promoting employee engagement, well-being, and satisfaction.
  • TEAM LEADERSHIP: Provide guidance and support to regional Senior Workplace Managers, ensuring consistent standards and practices across all facilities
  • CRISIS MANAGEMENT: Serve as a member of the Core Crisis Management Team.

Qualifications

  • Bachelor's degree in Real Estate, Business Administration, Interior Design, Architecture, or a related field.Proven experience in corporate real estate, workplace strategy (including the Hybrid world) and design, with at least 10 years in a leadership role.
  • Strong knowledge of commercial real estate principles, practices, and regulations.
  • Excellent negotiation and contract management skills
  • Strong financial acumen, with experience in budgeting and financial analysis
  • Strong knowledge of workplace design principles, ergonomics, and space planning.
  • Excellent project management skills, with the ability to oversee multiple initiatives and meet deadlines.
  • Strong understanding of employee engagement and its impact on productivity and satisfaction.
  • Excellent communication and interpersonal skills (both verbal and written), with the ability to collaborate, build relationships and influence stakeholders at all levels of the organization.
  • Proficient in using workplace design, real estate software and other relevant tools.
  • Strong strategic, analytical and problem-solving skills, with the ability to identify issues and obstacles, analyze root causes and develop creative solutions to overcome challenges.
  • Willingness and ability to adapt to changes, navigate uncertainties, and manage changing priorities.
  • Demonstrated leadership of a team with the capacity to inspire and motivate team members to perform at their best, fostering a positive work environment and encouraging collaboration and teamwork.
  • Professional certifications such as Master of Corporate Real Estate (MCR), or LEED Accredited Professional (LEED AP) are highly desirable.
  • Experience in emergency response planning or involvement with crisis management teams
  • Ability to travel internationally several times per year to lead our global real estate strategy.
